
Here are some tips on inspecting your roof.
Start in the interior Attic.
In the Attic, have a flashlight handy if you do not have an attic light, start from the top of your roof. Look up and try to find things such as dark spots and trails, outside light showing through the roof, signs of water damage or a few places where the roof deck starts to sag. These are all signs that you are in dire need of a roof replacement, so keep an eye out for them.
Check the exterior of your roof
You have to check out the exterior of your roof as well. Try and visually inspect the roof for any missing shingles or cracks, loose material pipes, roof caps and so on. At the same time, when you perform the exterior inspection try to see if there are any shingle granules as these are a sign of excessive wear. Of course, if you find mold, rot or moisture, then this will also tell you that you have to repair or replace roof.
Check the age of your roof
A roof will begin to wear rapidly once it passes 20 years of age, so if your roof has this age or more than that, then it most likely needs to be replaced, even though it didn’t start to show any signs of tear or damage.
Missing shingles
If you have shingles on your roof and they are missing, then this is when you have to repair your roof. Or you can opt for a total roof replacement, it all comes down to you! If you find these in the gutters after a powerful rain, then this is definitely a great sign that your roof needs replacing or repairs.
Chimney flashing
Those of us that see flashings in the tar of roof cement near the chimney should be worried, because this is when this particular region is the most vulnerable and you should perform roof repair as fast as possible in order to get rid of the issue.
As you can see, there are many methods that you can use in order to see if your roof needs replacing or not. It is a good idea to periodically check your roof to determine if it needs repair or a replacement and don’t wait to see a spot in the ceiling because it will end up taking more time and money to replace.
